Qualification Requirements

Minimum 600 credit score required.
Any bankruptcy must be discharged with no new negative credit afterward.
Rental and utility collections must be paid in full before approval.
Guarantors/co-signers are approved based on income only.

Income

Gross monthly income must be at least 3× the monthly rent.
Roommates may combine income but are approved separately.
Income may include wages, Social Security, savings, trust funds, student loans (with documentation), child support/alimony (court verified), and tips/commissions (employer verification if needed).
Self-employed applicants must provide tax returns.

All applicants must pass a criminal background check.
Felony convictions and certain misdemeanors, including violent or drug-related offenses, may result in denial.

Needed to submit an Application

Your 3 most recent pay stubs or an offer letter.
Tax returns/W-2s if self-employed.
Award letter if receiving state benefits.
A valid driver's license or passport.
Fees
$50 non-refundable application fee (per applicant)
$200 non-refundable administrative fee (per applicant)
