Credit Guidelines:
Credit score(s): Credit score: Applicant(s) must have a 600+ credit score. Guarantors and Co-signors will only be approved for INCOME only.
Any bankruptcies must be discharged. There must not be any additional bad credit since the discharge.
Any rental or utility collections must be paid in full before application will be approved.
Income Guidelines:
Our rental policy requires that the applicant’s gross monthly income must be equal to or greater than, 3 times the monthly rent.
- Roommates will be approved separately; however, income can be combined to meet the income criteria.
- Income qualifications can be achieved through 2 sources of income, either (1) periodic payment (wages, social security, etc.), and/or (2) lump sum balance (checking, savings, trust funds, etc.).
- Tax returns must be provided for any prospect or co-signer that is self- employed.
- Student loans can be considered with appropriate documentation.
- Child support and alimony will be considered as other income only with proof of payment verified by court order.
- Tips and commissions will be considered with a letter from employer if needed for income.
Criminal:
Applicants must pass a background check. Felonies are NOT accepted, some misdemeanors such as drug charges, and charges of a violent nature will be grounds for denial as well.

$50.00 Non-refundable App Fee (PER) applicant and $200.00 Non-refundable Admin Fee (PER) applicant
